Cooperative and condominium board members are volunteers who generally have no experience in operating buildings and handling structural issues, finances, tenant disputes, and statutes affecting buildings.  As a result, board members are often indecisive, and hesitate to make important decisions.  Managing agents, on the other hand, have vast experience with those issues, and can act as boards’ eyes and ears, gatekeepers between residents and boards, and advisors, and in doing so, can greatly assist boards in making ironclad decisions.
