Thomas A. Neufeld has been engaged in the practice of real estate law for over 25 years. He is engaged in a broad range of commercial, residential and financing transactions for institutional, corporate, not-for-profit and individual clients. His practice includes conveyancing (sales and purchases), leasing, mortgage lending, sale/leaseback, options, construction contracts and other construction work.
The transactional work encompasses sales, purchases, leases, subleases, licenses, operating agreements, and mortgage lending involves commercial buildings, office buildings, industrial properties, hospital facilities, apartment buildings, condominium units, co-op apartment buildings and individual co-op apartments, and single-family homes. The leases involve commercial space, stores, offices, garages, warehouses, residences, and equipment leases. The financing work consists of conventional financing, as well as bond financing, notably the Industrial Development Agency, Housing Finance Agency, and New York State Medical Care Facilities Finance Agency.
Other work includes real estate tax exemption applications and renewals, real estate tax certiorari, real estate tax lot merger or subdivision, conservation easements, air rights, condemnation proceedings, construction claims, mechanic's liens, real estate brokers' agreements, and consultants' agreements.
